Madalyn's pledge to her sellers: Meet with you to find out why you're selling and what your expectations are, and to determine if I am the best Real Estate Professional to meet your needs. Educate you about the current market conditions in your area, and how they can affect the sale of your home. Prepare a detailed market analysis of similar homes that have sold in your area recently so that together we can determine an effective list price for your home. Advise you on preparing your home for sale, providing you with the names of painters, gardeners, or other trades people, and coordinating their work as needed. Implement an aggressive marketing plan that includes (but is not limited to) scheduling broker and Sunday open houses, sending mailings, and advertising in local media outlets. Interact professionally with interested parties, whether they are possible buyers or Realtors representing buyers, returning all inquiries promptly. Meet with you to discuss offers from potential buyers of your home, providing expert counsel as to the strength of the offer before you make a decision whether to accept. Negotiate strongly on your behalf both during the offer process, and during the escrow process should the buyers have further requests. Facilitate a smooth escrow, working closely with the Realtor representing the buyer(s), and with the title company. Attend the escrow signing in case you have any questions. Offer you continuing service for all your real estate needs in the future. |
